Property Exterior Policy

TROPICANA PROPERTIES prides itself on providing you with the best living conditions at an affordable price. We strive to keep our properties affordable, orderly, nice and a pleasant place to live.

 

In order to maintain this, the following polices are provided and enforced:

  • Grilling is NOT permitted. No cooking outside of any kind. Barbeque grills and other devices used to cook outside are not permitted on the porch, balcony or anywhere outside the unit. $100 Lease Violation will be immediately issued to anyone violating this policy.
  • Only designated grilling areas may be used for outside cooking.
  • No mops, brooms, buckets and/or any other unsightly instruments are allowed outside the unit.
  • Music shall be played at a reasonable volume. Music playing should not disturb neighbors. No loud music is allowed at any time.
  • The front doors are METAL. No drilling holes on the front door for the purpose of decorations because it leads to damage. Any violations that lead to damage to the exterior will be assessed a property damage fee for the cost of the repair.
  • Only authorized decorative ashtrays filled w/ sand are allowed outside unit for the disposal of cigarette butts.
  • No trash is allowed outside the unit. Trash must be disposed of properly in the trash bins.
  • No decorative or outdoor furniture is permitted on the porch. Chairs are permitted while in use ONLY, the chairs must be put away when not in use.
  • No bicycles or toys left out on the porch
  • No nails or screws in the stucco walls because it leads to damage and/or pests entering through the nail or screw holes. Any violations that lead to damage to the exterior will be assessed a property damage fee for the cost of the repair.
  • “DO NOT PARK MOTORCYLCES ON THE PORCH.”
  • Window AC units are not permitted at any time, under any circumstances. A permissible alterative, would be inside AC units that do not block the window or cause an obstruction.
  • Vehicle maintenance, of any kind, is not permitted on the property. Vehicles must be taken off site for repairs.
  • No mosquito nets installed on the exterior side of the door. Magnetic mesh door screens are not permitted outside of the unit. They must be installed inside the unit and unable to be seen from the outside.

Only these items are permitted on your front porch:

  • A maximum of three (3) potted plants. They must be well kept and living. A lease violation will be given for potted dead plants or neglected plant pottery. Empty plant pottery is not allowed.
  • A front door mat or rug. The mat or rug must have sewn edges. It cannot be a cut off piece of carpet being used as an entry mat or rug. Covering the patio with artificial grass is not permitted.
  • Small decorative porch statues not to exceed 3 feet in height and 1 foot in diameter.
  • Holiday decorations with exceptions. Decorations must be displayed within your porch area. No screws or nails allowed to hang decorations. A holiday wreath may be displayed only if the wreath is being held by a door hanger. Decorations must be removed within a reasonable time after the holiday.
  • Any decorations that damage, destroy, or otherwise pose as an obstacle will be given a lease violation until that obstacle is removed. Lights, decorations and other items that damage the exterior of the property will be assessed a property damage fee for the cost of the repair. No tape allowed on exterior.
